And that’s what I’ve heard many long-term Detroiters say: that outside of a few areas of town, nothing has changed. What’s important to me is less what the environment looks like and more what is happening to the people who live there. The research I cited says that the obvious changes in the downtown simply aren’t translating to a better life for most Detroiters. I think that’s important to acknowledge if we care about people and not just place. (And by the way, thank goodness for those growing immigrant communities that you mentioned.)

And now it’s noticeable that loss has continued since 2010. I’m not surprised. There are fewer residents and many empty homes and businesses in Northeast Detroit-City Council District 3, especially in areas along E.McNichols and E. Davison, in the Detroit 48212 area north of Hamtramck 48212, from Dequindre to Conant, on well-traveled Ryan Road which was once the most beautiful street in the area, plus other blocks going east to Mound and Mt.Elliott. Many tax-paying residents moved to neighboring suburbs such as Warren, Madison Heights, Sterling Heights, and Troy. Blight is worse than ever on some blocks. On the other hand, the area of Hamtramck to the south of this part of Detroit has a growing immigrant population. Meanwhile further north in Detroit 48212, more and more streets look like “no-man’s land” or “ghost-towns.”
